Understand your block

We look at the shape, size, slope and easements of your land, and what it will allow, before a single line is drawn.

Take your brief

Sit down with Jimmy to talk through how you live, what you must have, what you would like, and the budget it needs to fit.

Design and refine

We develop the design and layout with our partner architect, adjusting until it is genuinely the home you pictured.

Quote your build

An accurate, detailed figure covering the inclusions we have agreed, so you know where you stand before committing.

Approvals and selections

We manage the permits while you choose colours, tiles and finishes. If you are stuck, we will put mood boards together.

Build and hand over

Our tradesmen build it, you stay informed throughout, and we walk the finished home with you before the keys change hands.

Good to know

Custom build questions

Is a custom build more expensive?
Not necessarily. Cost is driven by size, inclusions and site conditions more than by whether the plan is custom. We design to your budget from the outset so the home is realistic to build.
Do I need my own architect or plans?
No. We work with a partner architect to develop your design. If you already have plans or your own architect, we are happy to build from those too.
How long does the design stage take?
It varies with the complexity of the block and how settled the brief is. We would rather spend the time getting the design right than rush into a plan you are not happy with.
Can you build on a difficult or sloping block?
That is often exactly where a custom design pays off. We assess the site first and design to work with the slope, aspect and any constraints rather than against them.
Can I change things once the design is set?
Changes are easiest and cheapest during design, which is why we spend the time there. Once construction starts, changes are possible but have cost and time implications we will talk through with you.

Across the ACT and surrounding NSW, including Googong, Gungahlin, Belconnen, Woden, Tuggeranong, Molonglo Valley, Queanbeyan, Yass, Bungendore and Murrumbateman.
